Built as part of the Round project, in the heart of downtown Beaverton, the Beaverton Central Plant (BCP) provides space conditioning to the entire mixed-use project.

The two key elements of the BCP system are a sophisticated controls network and a high efficiency central plant.

The controls network optimizes the total heating and cooling system while allowing tenant choice in response to comfort conditions. An extensive monitoring web, reaching all customer spaces, provides precise, real-time information on space conditioning requirements; and a control grid allows optimal system tuning to meet those needs. The network also provides constant diagnostics of system components, to allow pro-active maintenance, reducing expense and improving reliability.

The central plant, located on the first floor of the Coldwell Banker Building, aggregates heating and cooling loads across multiple buildings, to deliver heating and cooling with greater efficiency and economy. The combination of high quality, highly efficient equipment, redundant components, flexible control and pro-active maintenance, results in unusually high reliability and provides exceptional comfort, while minimizing energy use.

The system maintains air flow 24 hours per day, 365 days per year, to commercial tenants, without increased tenant costs. In addition, ventilation is constantly monitored for key indicators to assure a safe, clean, adequate supply to all commercial spaces.

Pro-active maintenance is possible through the use of “smart” equipment and a sophisticated network. This means that the BCP operator will probably know of a potential problem before the tenant is aware of any issues. The operator can then correct the problem over the controls network, or dispatch a technician to make adjustments.

In addition to heating and cooling services, BCP also provides domestic hot water to both residential and retail spaces and equipment cooling for dedicated computer and server rooms or similar, critical cooling needs.
