Operation & Use 
One of the best long term ways to reduce the amount of energy consumed in using a building is to limit the exchange of air between the interior building envelope. Other opportunities include selecting heating and cooling appliances, light fixtures, and other interior comforts that meet the needs of the occupants while reducing relative energy use.

Maintenance
A well-constructed building designed with appropriate finishes and materials will require less maintenance, thereby requiring less energy demand for maintenance.
